Construction Time Table

 This list has been drafted to help make sense of the building process. Please understand that the order of the work listed under a phase may change. Please discuss any questions you have regarding the scheduling of these phases with your expeditor- Al Goodwill.

 Prior to closing on your construction loan, the following will take place:

1.      Contracts drafted and signed.

2.      Building Specs drafted and signed.

3.      Blueprints drawn per your contract.

4.      Plan correction meeting (approx. 3 hours) where all pages of the blueprint are reviewed and any final changes are made.

5.      Plans are corrected and any change orders are generated.

6.      Plans and change orders are signed.

7.      Survey sheet is filled out and signed to position home on lot.

8.      Survey is drawn up by surveyor.

9.      Survey drawing is signed off by customer.

10.  Once survey is completed, we can apply for architectural approval - ACC (if required).

11.  Once we have ACC, we can now apply for the building permit.

12.  If you have a septic system, a sanitary permit is needed and we will now apply for this (this can take 3-4 weeks) before we can apply for the building permit.

13.  Once we have the building permit (this can take 2-3 weeks), we will begin building.

 

The Building Process

The building of your home is divided into 4 phases called construction draws.

 

First Phase of Construction (months 1-3)

During the first phase, the following will take place in order for us to receive our 1st draw:

·        This phase takes approximately 3 months. It is very weather sensitive with rain and snow affecting the ability for the trades to work.

·        Basement will be dug.

·        Temporary driveway will be cut in with large gravel.

·        Footings will be poured.

·        Footings will be inspected.

·        Wall forms will be set, basement walls will be poured and damp proofing applied.

·        Form-A-DrainTM is installed.

·        Exterior of walls are insulated.

·        The steel beams and columns will be set.

·        Inspections will be done by the building inspector.

·        The foundation will be now backfilled.

·        The lumber, trusses and windows will be delivered.

·        The rough carpentry will begin (this phase alone takes 1- 2 months depending on size and complexity of your home).

 

Phase one is now complete and Embassy will be requesting the 1st draw. Please watch for this in the mail, as we need to have this “payout” signed by you to receive payment for this phase. Your bank will send an inspector out to make sure we have completed this work and then they will mail us a check for the work.

 

Second Phase of Construction (months 4-5)

During the second phase, the following will take place in order for us to receive our 2nd draw:

·        In this stage, the roof and rough mechanicals are being completed.

·        Gutters and valleys.

·        Roofing.

·        Rough Plumbing.

·        Rough Heating.

·        Rough Electrical.

·        Siding is installed.

·        Inspections by the Building Inspector will be done.

 

Phase two is now complete and Embassy will be requesting the 2nd draw. Please watch for this in the mail, as we need to have this “payout” signed by you to receive payment for this phase. Your bank will send an inspector out to make sure we have completed this work and then they will mail us a check for the work.

 

Third Phase of Construction (months 6-7)

During the third phase, the following will take place in order for us to receive our 3rd draw:

·        Insulation.

·        Drywall.

·        Second layer of floors is installed.

·        All wood floors are installed.

·        Concrete floors are poured.

·        Garage doors are installed.

·        Fireplace facing is installed as well as wood surround or mantle.

·        Finish Carpentry- install all cabinets and trim.

·        Hardware is installed.

 

Phase three is now complete and Embassy will be requesting the 3rd draw. Please watch for this in the mail, as we need to have this “payout” signed by you to receive payment for this phase. Your bank will send an inspector out to make sure we have completed this work and then they will mail us a check for the work.

 

Fourth Phase of Construction (months 8-9)

During the fourth phase, the following will take place in order for us to receive our 4th draw:

·        Ceramic tile work.

·        Vinyl floors.

·        All woodwork is stained.

·        All walls and ceilings are painted.

·        All exterior caulking and weather-stripping is completed.

·        Exterior staining is completed (unless winter time -  then once weather permits).

·        Finish plumbing.

·        Finish electric (all lights are hung).

·        Dishwasher and microwave are installed.

·        Counter tops are installed.

·        Mirrors and shower doors are installed.

·        All shutters are installed on exterior, if applicable.

·        Combination storm doors are installed at front entry door.

·        Wood floors are stained and sanded.

·        Carpet is installed.

 

2 weeks prior to home completion, you will need to call our office to schedule a “closing appointment”. This takes place at our office. The purpose of this meeting is to review any final invoices, discuss warranties on the home and call back procedures. This meeting takes approximately 1 hour.

Phase four is now complete and Embassy will be requesting the 4th draw.  You will sign off on this draw at the “closing appointment”. Your bank will send an inspector out to make sure we have completed this work and then they will mail us a check for the work.
